This 41,000 square foot project was designed in a collaboration between Barry Rice Architects and H Thomas O'Hara Architects. All of 11 of the residential units were sold. The sponsor kept the retail unit and leased the space to Bank of America and Papyrus (stationery chain). The partners of The Manhattes Group LLC acted as co-sponsors of this development project.

Goldstein Hill & West Architects LLP were the architects of record. This 200,000 square foot project, in the heart of the West Chelsea Arts District, underwent a complete capital improvement plan, change of use, and lease up program. Once stabilized, the project was then sold to a third-party buyer. The Manhattes Group LLC acted as a fee developer for the owner, an entity owned by Pembrook Capital Management, a New York City based debt fund.

Description
The building is now home to Avenues: The World School and Roc Nation. The project was a joint venture between Savanna Investment Fund and The Silvermintz Family. The Manhattes Group LLC acted as The Silvermintz Family’s developer and provided development consulting services to the partnership.

The building’s common areas were renovated and updated by The Manhattes Group LLC in 2015 to include luxury condominium grade finishes.

Description
A collaboration of the noted architect, Mr. Philip Johnson and Mr. Vendome. This project known as the "Urban Glass House” sold out in 2005 at prices ranging up to $1,500 per square foot. Mr. Vendome assembled the entire block of Spring Street between Greenwich and Washington Street in Downtown Manhattan for this iconic project.
